I have lived here for over 4 years now and there have been many up's and downs. The location is very convenient, close to the major freeways and towns, but Almost every weekday, there is some maintenance/noise going on. Whether it's the gardener, someone getting their carpet cleaned, movers, garbage day, etc. It gets extremely annoying especially when it's all happening at the same time. The gym is nice, but kids unfortunately shouldn't be allowed in there because not only do they cause a huge distraction jumping around on equipment, it also gives me an uneasy feeling because I feel like I have to watch them to make sure they don't harm themselves while the parents chat amongst each other... and yes this is all happening in the GYM. Not to mention all the people that don't actually live here that use the gym. It would be nice if some of the equipment was either upgraded or different types of new equipment were brought in. The pool area is really nice as well, but again, there are kids there at all times and it's a little hard to just tan and relax when there are kids squealing and splashing in the background. It's a family friendly community, but there's a time and place for everything ( and that time is not at 9pm in the hot tub). Another issue is the dog owners. They let their pets run around loose in the pet area without realizing that other people have pets as well and that their dog might not like another dog very much. I've personally witnessed so many different occurrences where the owner can barely handle their dog while it's trying to chase after another.

2/4/2014 We love it here! My husband and I (and our boxer Alli) have been here 8 months and have had an excellent experience. The office staff bends over backwards for our every need and maintenance is top notch as well. The staff of both are really kind and easy to talk to. The people here are polite and professional, we've made many of our neighbors our friends. I feel very fortunate we have found such a beautiful and safe place to live. Alli our dog, is excited about having the Los Gatos Trail access that we use for walks if we're not walking around the complex or going to the Dog park that's only a 1 mile walk away. She also enjoys the doggie park on the grounds. Mostly though, she loves that she has lots of friends to romp with!

2/5/2014 The facilities are nice but the administration is completely indifferent to any issues you might raise with regard to their lack of enforcement of the rules. Don't believe their nonsmoking policy; they do nothing to enforce it. Dog owners let their pets do their business anywhere and everywhere. Also, we were notified there is evidently a problem with bicycle thefts occurring from the parking garage that is supposed to be access controlled and surveilled by security cameras. This could be a nice place; as I stated earlier the facilities are good. The office staff just needs to give a damn.

4/21/2011 KNOW YOUR RIGHTS While the building is nice to look at, and you feel well taken of when moving in, you will quickly discover that management only has the business interests in mind. They will charge you as much as they can, for as many things as they can. They may try to keep more of your deposit then they should get, and may even charge you additional charges. Do your research and do NOT just accept what they say they owe you or you owe them. 6/21/2013 Pros: Grounds are beautifully landscape and maintained. Always color in the garden. Apartment complex is conveniently located near entrance to 85N and right on Los Gatos Greek trail. Solid construction - no noise from neighbors, fancy kitchen Responsive maintenance from Enrique Decent workout facility Cons: Management staff are inconsistent & communicate poorly with each other. One has an arrogant & condescending manner, one is clueless; and the other two seemed very pleasant and competent. Noise from bathroom fan (runs constantly - do request it be turned off) and HVAC were well above exceptional levels. Expensive - beware that you will be charged allocated costs, as if you were living in a condo, for trash, sewer, water etc. Security - garage gates never worked the first month I lived there

1/27/2008 First to Review

Hmm. I'm going to review this, but I will admit, I don't live here. Yet. I'm on a waiting list for a 1 bedroom apartment, but nothing has come available. Are they expensive. Ya, a bit. Are they the best apartments in the Silicon Valley? You betcha. Next would be Domicilio in Santa Clara. I'm adding some pictures of the model I looked at. If you work at Netflix, it's pretty darn convenient (read: next door.) I hate the concept of living in an apartment rather than owning a house, but if you have to live in an apartment, you might as well do it right. I'm giving it four stars because I don't live there. I'll come back and review it further once I'm in. UPDATE 4/20: I have moved in and so far, so good. Three things: 1. I'm surprised at how many of these units must be part of BMR (Below Market Rate). There is a family nearby that has little to no respect of their neighbors and you can tell there are at least 8 people living in a 1 bedroom unit. You can see a bed in the living room. Very odd. 2. A lot of people here don't control their children. If you plan on making a trip out to the hot tub, you can figure 2 out of 3 times, there will be mulch nearby, because children run through the mulch to the hot tub. Points for the maintenance staff who try to keep everything neat and tidy. (must be a lot of work.) I felt sorry for a lady who was trying to swim laps in the pool while two kids were jumping in right next to her and being generally disruptive. 3. Noise. For the most part, the property is quiet. However, there are two things that make me want to slam my window shut at night. The first is neighbors who don't abide by the 10:00PM quiet hours rule on weekdays. On weekends, I really don't care, but a lot of us work during the week and to hear people laughing and yelling from Mon-Fri after 10 is unacceptable. The other source of noise is this weird high-pitched sound from the HVAC units. The complex sent out a notice stating that they are installing mufflers on all of the units, so that might help things. Now the good things: I have used the Cinema lounge a couple of times - that's pretty nice. I wasn't aware that the LCD panels were stolen as the other reviewer mentioned - that's disappointing. The gym, while small, is extremely convenient. If you are inventive, you can figure out how to do the exercises you did at a larger gym on the equipment provided. The Los Gatos Creek Access Trail is very cool, and having a direct path from the property to the trail is invaluable. The construction of the property is excellent - I have never heard our neighbors through the walls. Overall, I think this is a good place to live. I'm going to place it on 3 stars because of the disparity between what's being pitched in the sales office vs. what you get. While not bad, rules certainly could be enforced to make it better.

2/18/2013 It has been a disaster from the start. If you plan to walk out of your Town home in heels think twice and put your Wellington boots on as you can be guaranteed to step in dog poop. Also be aware people who are not even resident here just drive up and drop dogs off to run around. Security is a joke and only now do we have gates that work. Management are all talk and you pay a lot of money to hear false promises .

7/29/2014 giving 1 star for making me waste gas and spending my lunch time to go visit the office with the wrong information. hotpads.com has the rent available for studio between $875-$2210. So I called their office and asked regarding the studio pricing and they quoted the same amount of $875-$2210, then I asked is this a income restricted apartment. The guy on the other end said NO it is not, but they do not have any studio available at this time. then I ask is there a waiting list and they guy says yes. Then I make the appointment for lunch time and visit the office after driving 20 miles. looked at the place and it looked pretty nice and figured there has to be something wrong with the pricing to be this affordable. I go into visit the office and talk to a lady at the desk and yup its income restricted. while at the office waiting for my appointment I talk to this one lady and ask about the pricing and I get the break down. 10% of the building is income restricted for 875 and above and the non income restricted studio is over 2000. I'm sure 2000 is the right price for this apartment but I wish the person I talked to over the phone would have told me, because this is way over my budget. Please communicate with whoever is picking up the phone so that they do not give the wrong information!!!!

6/5/2013 This is a great apartment complex with superior staff. If you're looking for a luxury apartment, look no further. This is a fabulous place to call home but what makes it so fabulous is the management team. They were awesome from the time I walked in for information, during my stay and even after I moved out. If it was up to me I would never leave. The underground parking, pool &hot tub, fitness center, movie theater, cafe and business center as well as the secured gates made me feel like i was on vacation everyday. I always felt safe. The common areas are always kept clean. The staff works around the clock to be sure everything is maintained clean. The repair service always took less time than anticipated. I would definitely recommend living at Aventino.

3/13/2014 This apartment complex is fantastic!!! The people who work in the office are professional and helpful and they go way out of their way to make living here very enjoyable. The maintenance staff is very responsive but generally, the apartments do not need much maintenance as they are well-built and in great condition. The grounds are lovely and there is access to a wonderful walking/biking track along the Los Gatos Creek. This place is a hidden gem in the valley and i am so glad that we found it!

4/7/2009 My husband and I lived here last year and it was cool at first-- I think we were fooled by the beautiful leasing office, the new amenities, and the really pretty kitchen in our apartment. But the leasing office staff was really condescending and completely nitpicky about the apartment when we left. My husband's motorcycle got stolen from their garage and the leasing office didn't really seem to care. They didn't even notify the other residents to inform them of what was going on (some flat screen TVs were stolen from the property the week his bike was stolen, too). We would hear random stories about things that went on in the place from other residents that the leasing staff definitely should have shared, but for whatever reason they didn't. The maintenance staff was good and very responsive; one guy that worked there was always respectful and very attentive... wish I could remember his name.

4/25/2009 I've lived here for almost 2 weeks and so far it's great. The apartments were very clean upon move in, the complex is well maintained and most of the people are friendly and quiet. The complex is well maintained and the sales staff were very professional and courteous. My few minor complaints are: 1) The neighboors air conditioners are loud. I don't mind the a/c noise on hot days. What I don't understand is that people run their a/c even when it's 50 deg at night. 2) There are a few clowns that live here and you can occasionally hear them clowning around after midnight. 3) The apartments are not mover friendly, but the townhouses are. It's a long path from the truck to the elevator to the apartment. I will provide another update in a few months.

11/14/2011 We have lived at Aventino for approximately 9 months and I wish that I could give it a better rating because the apartments themselves are quite nice (other than loud A/C and zero cell reception), but the building's management is extremely subpar. Worse, the quality of the management has really been decreasing quite significantly over the last 3-4 months (or perhaps it has simply become more noticeable to us). At this point, the poor management is really impacting our level of happiness living here to the point that we almost certainly will not renew our lease. The major problems that we've identified with management are: 1. Lack of Communication. A major situation has been going on for the last several weeks - the fire alarm system is malfunctioning and has been going off nearly every day. The apartments are uninhabitable while the alarm is going off and it goes off for 15-30 minutes at a time. Despite this situation happening over a long period of time and with increasing frequency, the building management has not communicated at all with residents about what is causing the fire alarms, what they are doing to fix it, or when to expect it to be fixed. In fact, the only information that we've gotten was from asking the firemen who responded to the alarm at 6 a.m. Sunday morning. 2. Lack of Timely Maintenance (and Repeated Malfunctioning) of Important Safety Features. You'll see quite a few reports in other Yelp reviews of vandalism, etc. Luckily, we haven't experienced that. However, the building management does not do a good job of repairing broken gates, doors and parking garage entrances that are supposed to prevent entry by non-residents. Recently, the entrance gate closest to our apartment was broken and left completely unlocked for nearly a week. I have also personally seen the entrances to the underground parking garage left open for days at a time. It is relatively rare to run into other residents going to/from your car, so it is begging for vandalism to have the garage gate left wide open all night. 3. Lack of Basic Groundskeeping. This probably sounds like a "so what" kind of thing, but trust me that it isn't when you have a large population of dogs in the complex. Unfortunately, at least a few residents are not too interested in cleaning up after their pets which leads to a rather large problem with unsanitary pet waste being left not only in the building's planters but also often on the sidewalks around the building. It often (read: nearly always) takes days for the maintenance crew to clean the pet waste off of the sidewalks, even when it is sitting right in the middle of the sidewalks that residents use to go to and from their cars. We even had a problem with dog waste being left by other residents in the hallways of the apartment building itself (also not being cleaned up for days) and in an elevator to the parking garage. That problem was so bad that we had to complain to management, only to be told that they'd received a lot of other complaints (but apparently not enough to do anything about it). 4. Failure to Enforce Rules Even When Brought to Management's Attention by Other Residents. This is something that I haven't directly experienced but have been told by other residents that I deem very trustworthy. At least one resident keeps a large, very aggressive dog in the complex in direct contravention of the complex's rules and regulations (specific dog breeds, including the breed of this dog, are not allowed). This dog has bitten and/or attempted to bite several other dogs in the complex. The owners of those dogs have reported the incidents to management including identifying the particular resident who keeps this aggressive dog. It is my understanding that multiple dog owners have reported these incidents to management (not just one overlysensitive dog owner). Management has allowed the resident to keep the aggressive dog on the premises despite multiple attacks of other dogs. 5. Lack of Follow-Through. A final, more minor annoyance is the management's failure to do what it says it will. A nice benefit of the building is that it has a business center conference room, party room, and cinema room which residents can reserve in advance. However, management often (approx. 50% of the time, in my experience) forgets to put up signs advising other residents that you've reserved the room. So, you often show up to use the room only to find another resident in the room. This leads to some very uncomfortable interactions with fellow residents who are understandably annoyed (or worse, angry) at being asked to leave. When these problems are reported to building management, they blame the maintenance staff for failing to hang up the sign (and the maintenance staff, in turn, blames the management office for failing to give them the sign to hang up).

7/28/2009 I have lived at Aventino for over two years now, and I will admit that up until 3 months ago I would have given a five star rating. The first part of the stay was wonderful and the office staff was very accommodating. The grounds, pool, and workout room are just immaculate. The noise was very minimal- I can only remember hearing any evidence of neighbors a few times. Sure, visitors and other neighbors parked in my assigned surface spot quite often, but Cindy (the manager at that time) was very understanding and even assigned me a temporary alternate spot in the garage and made an effort to remind neighbors and visitors of the parking situation. Lets move forward in time. About three months ago, new neighbors moved in upstairs. I feel like I am living underneath what I can only describe as "Godzilla overtaking Tokyo". Sometimes the terror reigns for hours during the day and I no longer bother to try retiring to bed before midnight. The noise ranges in levels from what I can best describe as "Godzilla smashing street cars" to "Godzilla leveling skyscrapers". Now these activities are not always constant, and sometimes go away altogether for a few days. But they happen a big enough percentage of the time where I can guarantee the next resident of my apartment will complain as well. I have tried kindly approaching our upstairs neighbors. I have been down to the office in person several times to try and resolve this. Every time I make a noise complaint the noise seems to get worse. I have finally given up one on complaining and have expressed the desire to move into a new apartment. I have to admit, although the office staff is polite enough, I feel that they certainly are not going out of their way to make this easy on me. I'm not sure why I am the one having to check back on apartment availability... At this time I have expressed a clear desire to move and to stay around the same price I am at now. Yet every time I see a price special on Craigslist, I am told that market rate is current and will be 10 percent higher for my time of move in, given that I turn in my 30 days right now (and put down a deposit sight unseen) and still end up paying a few days of double rent. Yes, I do understand this is the way that things normally work, but given the situation with "Godzilla", I was really hoping that they would be a little more accommodating. It's already enough of an inconvenience to have to move because of something that is out of my control- I just don't feel that I should have to pay extra out of my pocket for the peace and quiet that was promised to me when I moved in. In summary, I feel like a sucker for still wanting to live here after this experience... But I will admit the shorter leasing terms and the prospect of an easy short distance move is very appealing, since I am looking to buy a house in the next 6 monthes or so. And the new neighbors can't possibly be worse than now, right? We'll see. Maybe I just need to give the office one last chance to come through for me. One last note- I had to really look over my discomfort (oh yes, "Godzilla" is awake and lively as I write this) to even give two stars.

I have now lived her for over 3 years. The apartments are nice and the grounds are well kept. I don't understand the people who complain about the dogs because for the number of dogs that are here this place is kept very clean. Sure, some people don't pick up after their dogs but you will find that anywhere. I think the grounds keepers do an excellent job at keeping this place up. A lot of the complaints I'm reading are from people who should probably not live in a large apartment complex because they expect too much. You share walls with people, obviously you will hear them sometimes. And sometimes you get a noisy neighbor. I fail to see how that is the fault of the management. Kids can be noisy but what do you expect? Kids need to play and if you don't like living in such close proximity to families maybe you shouldn't live in an apartment. I still don't love the priority elevator service. It seems idiotic that handicap access should be unavailable just because someone is moving in. I moved in here just fine and didn't use it. It's just another way that people who aren't handicapped are clueless. There has been a big problem here with bike theft and it has been going on for some time. The bike racks are actually cut. If you go out and look around there are several cut locks laying around on the ground near the racks and broken pieces of the racks laying around. I took pictures. You can never be safe from theft though. Anywhere you have a large amount of people in once place you will have some problems. Luxury doesn't mean you are safe from theft. I won't keep my bike on the racks. My neighbor told me she got a new bike and it was stolen in a day. I keep my bike on my balcony and management has said anything to me yet and it's been a few months. I really don't care if they don't like it because they aren't doing anything about the bikes and haven't even replaced the broken bike racks. It would be really awesome if they would build several nice bike lockers that require FOB access. Everyone who wants to store a bike could register it, get a FOB, and there could be cameras outside of the bike lockers to deter theft. Ahhh, in a perfect world right? Parking has also been sucking lately because people who have assigned spaces in the garage park their cars outside in the first come, first serve parking. Apparently walking a few extra feet must be really difficult so instead they take up all of the parking while the garage has tons of empty space. AC/heating units are extremely loud! I love to sleep with my window opened instead of cranking the AC in the summer but it is almost impossible if I want to get any sleep because you can hear everyone else's units going all night. Even with these complaints, I still really enjoy living here. Convenient location, nice grounds, nice amenities. So expensive though.
