Queen Elizabeth Olympic Park
The Queen Elizabeth Olympic Park The Queen Elizabeth Olympic Park will become a destination of international distinction, a thriving new metropolitan district in London, and a focal point for the social and economic regeneration of east London. It will be a place unlike any other in the Capital, offering the best in sporting and cultural amenities in world renowned venues and parkland, and at the same time creating places to live that are rooted in the ethos and fabric of east London’s diverse and vibrant communities. Live, work, play Five new neighbourhoods will ultimately be established within the Queen Elizabeth Olympic Park. Each will have its own distinct character, centred around pocket parks and squares.
In time, there will be almost 11,000 new homes on and around the Park. The development will cater for all of the requirements of a growing family, providing play areas, schools, community spaces, health centres, shops and wide ranging leisure facilities.
One Park, two distinct areas The Park is expected to attract over 9.3 million visitors per annum by 2016. With its 20,000 capacity events plaza, the south of the Park is focused around urban entertainment and is anchored by the Stadium, the Aquatics Centre and the 114m tall ArcelorMittal Orbit. Over time, the area will also become home to a range of new attractions, as well as a rolling programme of cultural, sporting and community events.
The river valley in the north of the Park is aimed at local families and will be centred around waterways, landscaped parklands and entertainment lawns. Sports and outdoor activities will be enjoyed along with play areas and cycle paths. The north Park, which is adjacent to this first residential development opportunity, plays host to the Velodrome, with outdoor road cycling circuit and off-road BMX trails at the VeloPark, and nearby hockey pitches and tennis courts at Eton Manor.

The opportunity
The Queen Elizabeth Olympic Park represents an opportunity to participate in the development of London’s most exciting new district. and entertainment, the Park will in time become a new destination for business, leisure and life. It will be the best of London all in one place. The Olympic Park Legacy Company is looking to select a capable and experienced development partner or consortium to bring forward the first phase of housing on the Park. It is anticipated this will be structured via a development agreement, with the Legacy Company working closely with the partner throughout the development process. The Legacy Company’s preference is to participate in the success of the scheme by taking a share of the receipts achieved during the site’s development, rather than requiring a full initial land payment. The Legacy Company is looking to select the development partner prior to the 2012 Games. It is envisaged that the site will be made available for development in summer 2013.
The first development on the Park Following a public competition, the first neighbourhood has been named Chobham Manor. Extending to approximately 9.3 ha, it is located in the north-east of the Queen Elizabeth Olympic Park. It is situated between the Athletes’ Village and the VeloPark, bordering the green open spaces of the north parklands. The area will feature incredible leisure facilities, iconic architecture and picturesque surroundings. The vision for Chobham Manor builds upon the best of London’s ‘unique DNA’ and the traditional character of its neighbourhoods. The neighbourhood will feature tree-lined avenues, intimate streets and mews houses, terraced homes with private gardens and open squares.
It will cater for Londoners who want to raise a family in a successful and safe community. With a high proportion of houses designed for families, Chobham Manor will also offer excellent facilities to meet their needs. The neighbourhood will include a walk-in health centre, two nurseries, community space and local retail, as well as providing easy access to nearby Chobham Academy school for 3-19 year olds (opening in 2013). Chobham Manor will set the standard for the remainder of the development, delivering a high quality and sustainable neighbourhood, connecting with existing communities in Hackney Wick and Leyton.

Interested parties will need to demonstrate the ability to successfully deliver high quality sustainable housing in locations such as this. The second stage will be by invitation only.
