3/6/2018 This review is long overdue... where to start. I've lived in the bay area for over 4yrs and have lived in many different apartments but I truly can not explain in words with my experience living in Domicilio. It truly truly is a great place to live! Julio (Manager) is outstanding along with the entire staff!! They welcome you like a family and will work with you with your needs in every aspect. They are all so friendly and provide you with excellent and beyond service you will not find at most of the apartments these days. My son and I have really enjoyed living here and still feels like a home to me even though leaving due to family circumstances. I will return to live here once I'm back in town... that's how great this place is. It's very modern and very spacious! Inside unit is just amazingly done nicely and all upgrade stainless steel appliances which all apartments should deliver now a days but don't. Each unit comes with washer and dryer which makes it so much convenient to do your laundry and not have to use laundry facility. Words can not explain how truly wonderful Julio has helped in many ways with my family situation. I am very greatful I had the pleasure living here and with having such amazing team!

Domicilio Apartments is the worst decision I have ever made in my life.

I thought living in a termite ridden home with a spider infestation was worse, but when I moved here for $3,500 a month, I learned I was wrong.

Lets begin: 1. Every appliance I had was broken. On move in day, I had a broken garbage disposal machine. It leaked water everywhere, and damage my cabinet. On top of that, I had a broken refrigerator. All my food spoiled ($200 gone), and I wasn't offered any help. Few days later, my stove exploded because I turned on the oven and the top at the same time (which is a 100% normal thing to do). This set off the fire alarm, destroyed my food (not cooked) and left me without a stove for a few days. I won't even even bother you with the rest of the issues I have, but I can post a picture later with all the maintenance requests I've made in six months... (At least the maintenance staff is #1 of all apartments I've lived in)

2. Mice, spiders, centipedes, and ants. The day I moved in, I noticed various mice at night eating the trash near the elevator room. I didn't think much of it, but a foreshadowed a worse experience to come. On move in day, my roommate and I had to kill a LARGE spider (more than three inches in diameter). Again, we thought nothing of it. Little did I know that this would lead to its babies to bother me for the whole year. I have been bitten over three times and my roommate has also been bitten once. I find them in my shower, bathroom, desk, beds, and living room. I kill at least two a day. I will post the pictures of them, and the bites below. On top of that, I had to kill a nice centipede next to my washing machine. This is also wonderful cause I get to spend my time and money visiting doctors for Brown Recluse bites.

ANTS. For my Christmas gift from Domicilios, I was offered a nice ant infestation to add to my shower. I have ants crawling on my toothbrushes, over my feet while I shower, and all over the bathroom whenever I wake up in the morning. They are still here, and I have lost all will to keep killing them and cleaning my bathroom everyday. 3. The leasing office. I contacted them over thirty times with my issues. For the appliances, they sent over people to repair everything the next day, wish is reassuring. The maintenance staff is top notch, however, Julio has been no help with my issues with the infestations. Spiders: Initially, I had my entire apartment sprayed with insecticides over four times. This has done nothing but keep the spiders and ants away for a couple days. My walls are now ridden with yellow stains that have dripped down all the way to the floor. Not only is this a hazard to my health, but this converts my home into a filthy, shameful spider and ant home. Ants: After having to deal with my clothes, electronics, and myself live with the constant spraying (which forces me to be gone from my own home for over four hours), I was finally offered to move to another apartment where I would be promised no such issues. This is the only resolution that would fix my problems because the ant traps that I have to change every week aren't doing the job. APPARENTLY, for this mess that I have no control over, I have to pay over $300 for a unit-cleaning just to move to this new apartment. THAT ONLY ADDS to the $300 I have to save just to hire movers to help me move there. $600 out-of-pocket to move to another apartment, which is something that should be done because of their reluctance to help me. I feel as if I have been lied to, deceived, and now scammed. DO NOT COME HERE. I AM NOT THE ONLY ONE. FOR $3500 A MONTH, I HAVE BEEN SCAMMED AND ABUSED. LOOK AT THE PHOTOS. I AM STUCK IN A CONTRACT AND I CANNOT ESCAPE THIS PLACE.

I loved this apartment when I was living as a student. The rent prices are so reasonable. Wish I can go back, but now living in a house. This is such a nice apartment, you will enjoy it. What I loved: - Dryer, Washer Unit - Swimming pool, and a hot tub - Upgraded machines 24/7 Gym access - Safe and nice area and attentive staff - Movie Theater, Grills, Pool table Ignore the haters of Domocilio, the reviews below are so immature and they have a onsite manager that does a good job of taking care of your place.

Domicilio has well maintained facilities including a well stocked gym, elevators for all buildings and a large pool area for swimming and tanning. Both my friend and I have lived in Domicilio units and whenever we have had a maintenance request, it was fixed on the first attempt by the following business day every time. The staff is like family and put effort into projects to increase resident morale by catering meals or snacks, throwing pool parties, and other thoughtful activities. For example, one morning the staff were waiting by the exit to the garage, handing out breakfast burritos (vegetarian and omni selections) and juice to start the day! What other apartment complex has staff that care this much to put their soul into their jobs? Certainly not any of the Equity Apartments properties or discount apartment complexes. Give Domicilio a try!

I've lived at Domicilio for 4 years in two different apartments. It's a great location and is close to Caltrain, 101, 880 & 280 and there is a small Safeway right around the corner. I'll split my review into two sections: Building Management and the Building Complex. Building Management: My first 1-2 years were relatively enjoyable while the complex was under the management of Prometheus; I had only a few minor hassles. It has since been taken over by Alliance Residential Company who have demonstrated a lack of experience, professionalism and compassion in nearly all aspects of their day to day operations. Almost every interaction I had with them has been negative. There is a $93.00 'convenience fee' to pay rent via a visa card. I've resorted to paying rent via check each month like it's the 1990s. On one occasion they told me I hadn't dropped off my rent check, despite being 100% positive I had. They requested I provide another check, which I did. Then they deposited BOTH checks, overdrawing my account. I was told I had to wait several days for a manager to become available after the weekend so they could address the issue. In the end they ended up refunding my check and all overdraw charges, as well as provided a gift voucher for the inconvenience which was a welcome gesture, but it was a painful experience. Each time my lease is due for renewal, they increase the rent significantly higher than local area standards. One of the key reasons I'm moving out is because compared to other 'luxury' complexes, Domicilio is overpriced and outdated. They also refused to negotiate on rent. Further, they have increased the cost of parking not once, but twice since the management take-over so I'd expect that trend to continue. My parking space in SF was cheaper! They have also reduced the number of guest parking spots in an effort to force residents to pay for a reserved spot. I should note that the maintenance staff, Angel in particular, are excellent and are the reason for the twostar review, instead of one. They are extremely quick and take pride in their work. Building Complex: First impressions were good, but upon closer inspection it's definitely not a luxury apartment complex. It's loud. Be prepared for a lot of noise from the neighbors, especially the ones above you. There is also a lot of traffic noise if you're close to El Camino, aircraft noise and noise from the adjoining baseball field on game day. The bathrooms are outdated with cheap fixtures, plastic counter-tops and shower/tub. The toilets are also cheap and don't always flush properly. The water is dreadful. It's extremely hard and I don't find it suitable for drinking. I've had to purchase a water filtration system for drinking water, yet this doesn't help with the water in the bathrooms or the ice maker in the fridge (the ice tastes awful, too). Garbage often piles up in the trash chute rooms. The equipment is the gym is dilapidated and has not been maintained. It's also extremely hot in there. I purchased a gym membership elsewhere instead. Elevators break frequently and are often dirty. This means you have to carry your groceries up several flights of stairs. The remote entry system at the gates have not worked in the 4 years I've been there, despite being told on several occasions that "we're working on it". This means that every time you have a guest or delivery you have to walk down to let them in. My car was broken into in the parking lot. I subsequently learned there is no surveillance equipment in the car parks, or on the property at all for that matter. Fire alarms are extremely sensitive, and go off frequently, especially in the middle of the night. I cannot overstate how loud these are; it is physically painful. With all that said, I wouldn't recommend Domicilio. There are townhouses and other apartment complexes in the area that offer more modern amenities at a better price, with a better overall quality of living.

Had issues with the staff recently but they made a point to reconcile with me, which I really appreciate and respect. It remains to be seen if they step up on the few fronts I had issues with. For now I will give them the benefit of the doubt. Grounds are still pretty messy and gross. Way more trash around on the ground than ever before along the outer and inner parking area, nasty and numerous brown sewage stains on the concrete in the parking garage from them recently flushing the sewage pipes out. Elevators don't get cleaned very often so the most inconsiderate people screw it up for everyone.

Context: I lived here for ~18 months in one of the apartments overlooking the back parking lot facing the huge warehouse (Zazzle maybe?). Pros: -Grounds are beautiful! They're well-maintained and landscaped although recently there's been more trash/spills that go uncleaned. -Pool is nice to have in the hot months. -Crazy convenient location. Close to 101, super close to 880, and CalTrain within walking distance. -Nice restaurants in the area including 3 Starbucks, a great ramen place, and a nice ice cream shop. -Good amenities like in-unit laundry, gym, and gated parking garage. Cons: -You get the occasional college student vomit in the stairs or in your building's hallway. To be fair this only happened ~4-5 times in our 18 month stay. -Every fall the new college student residents set off the fire alarm at least a half dozen times. At least 3 or 4 of those times it's at 2am. The fire alarm is dangerously loud. Seriously, it will damage your hearing. -Not 100% sure but I believe there are frat houses all along Sherwood ave in San Jose. These houses border the Zazzle lot and the Domicilio lot. Enjoy these guys if you get a unit facing Zazzle! One group plays beer pong until 1am every Friday/Saturday night for the first couple of weeks of school, literally screaming at each other until they lose their voices. The other group occasionally plays a variety of terrible music until 3am so loud you can clearly make out the lyrics INSIDE YOUR APARTMENT. You can try calling San Jose police but they usually don't respond. The one time they did they said they "couldn't find the address". So you get to party with these jerks whether you like it or not! This happened at least a dozen times while we were living there. -If you smoke weed you'll fit right in. If you have children or health concerns about second-hand smoke do not rent here. Maybe it was bad luck in neighbors but I had to call the police 3 times to get a group of college students to stop smoking weed on their balcony. I don't care if you do smoke it (personal life choices and all) but when you smoke it on the balcony, that wafts up into other peoples' homes! -If you own a bicycle you MUST store it in your apartment. Otherwise it will get stolen. I had a bike locked INSIDE the gated parking garage INSIDE the bike room and the lock was cut and bike stolen. Happens every year. -Tried to raise our rent by 15% (~$400 a month) when we renewed. I worked them down to ~10%. They promised at that time that if we renewed again we'd need to be "brought up to the market rate" and that the increase was likely to be close to ~$800 a month. Absolutely insane. -It does NOT pay to be a good part of the community here. If you rent here, seriously don't stick your neck out. You get nothing in return for your hard work and they take almost all your security deposit no matter what you do anyway. In my case the whole 18 months I was there I attended the occasional neighborhood watch meeting, talked to neighbors who weren't taking care of facilities or being noisy, called the security patrol when people were stumbling drunk through the parking lot smashing beer bottles on the pavement or jumping the fences, and called police when some college students were joyriding a UHaul through the Zazzle lot. All that and we got a huge rent increase when we renewed, no break or consideration at all on our lease when we bought our house (they charge you 2 months worth of rent to break the lease and WON'T negotiate), and $2.50 back on our $600 security deposit. Bottom line: -The grounds and facilities are convenient and beautiful but there is so much wrong with this place I can't justify staying here. High rent, extremely bad community, and poor treatment of residents just destroy any value you might have gotten out of this place. Even though they absolutely fleeced us on breaking the lease I just had to get out and go somewhere else. Thing is, there will always be college students willing to pay the ridiculous rent every year so Domicilio can continue raising the prices and providing less service. Rent here at your own risk.

Doms are a really freaking sweet deal if you have the privilege to live here. This review is only for the clubhouse room you can rent out for big parties and celebrations! I have used this room for the past three years to hold an "end-of-the-year" type party for a club! The room is SUPER! So fancy and a perfect fit for something a little bit classier. The clubhouse also comes with its own refrigerator, which is located inside the bar area. Everything about this venue is great, and I would say the room can fit 50 people comfortably! One additional room you can book is the viewing room, especially great for those graduation / end-of-the-yearparties I mentioned. I believe it was an additional $200 to the bill, and you can rent them out for 6 hours. This is a cozy media room, where you can play slideshows, videos, or even have a mini awards ceremony to get your guests involved! Pro-tip: You do need a resident to help you check out the clubhouse for your event, but it is a very easy process! Just go to the front desk with the resident (if you do not live here), and they will help you out.

Lived here almost a year and got a mixed impression. Major issue: the price jumped over the year. I got more than 10% increase, and the website price is even more, 20% over the last year. One top of that the agency push you to have the rental renewal in August, hottest time with highest prices. Can't afford that and have to move out. Cons: - Fire alarm. Be ready to enjoy it, most pleasantly in the nights. Can't trust it for so many false alerts, but the bad thing is that once it was a real fire, see the photos. - Noisy climate system, both the block inside the apartment and the one at the balcony, the latter is even worse (you hear the neighbor's one). Good to have it for really hot days in the summer, but almost impossible to use more frequently, especially overnight. - Appliances are not bad, but I didn't like the washer (and climate system again of course). I had several different before and they did better job. The dishwasher also could perform better and quicker. - As some of reviewers already pointed out, a lot of SCU students live here. This is both nice and not very nice, because they can be noisy. My impression that most of them lives in the building #1. I was lucky to live in a building which is at another side of the complex. - The Santa Clara area is pretty boring, don't expect much. - I would not recommend to live on the bottom floors of the exterior side of building #2, if you are not interested to smell the opened trash containers in the morning. - The recent exterior parking asphalt restoration was complete waste of money and unreasonable bothering of tenants. And yes, the ants started to appear after that, even on the top floor. - The San José-Santa Clara Regional Wastewater Facility is relatively close, sometimes there is a smell when the wind takes that direction. - The San Jose Airport is also close, which adds an additional occasional noise. Pros: - Close to the Caltrain, there is a minimalistic set (Safeway, few simple restaurants, Starbucks) in the walking distance, Santa Clara university campus is very nice. Quick access to the highways. - Appartments are really spacious, no complaints here. Windows are good in terms of noise and thermal isolation, overall quality is not too bad, but for sure not "luxurious" as it is claimed. - The complex is nice, clean and green, however it is a bit compact. It is relatively new construction (2006) with pretty modern layout, where you don't feel that you traveled back to the future (like in many places in MV or MP). Although the area s pretty quite, I anyway like that it is gated. - Didn't have major issues during my stay, but for small ones the maintenance team was great, fast and efficient. The bottom line: for the last year price it was a decent offer, current price is crazy. Quite curious to see the next year.

My move-in experience was so effortless! Liza provided a seamless transition in to our beautiful, new, studio apartment. She was kind, understanding and extremely down-to-earth. Julio, the manager, is incredibly accommodating. There were little to no issues as far as the condition of the apartment. Everything in the home appears brand-new and our neighbors are so sweet. We've only enjoyed our new home for a few days now but I'm so excited to experience more of what Domicilio has to offer.

My husband and I have lived here before and moved back recently. We lived here under Prometheus from 2006-2009 when it was brand new as my husband went to Santa Clara University. There were many college students then and there were growing pains but the units were beautiful and the location is impossible to beat. He graduated, we moved. We moved back late 2015 because I got a job in Santa Clara. Apparently management has changed to Alliance. We experienced first class service. Maggie found us a unit that was coming up that is beautiful. Timothe (female) had a perfect blend of nice and professional but has moved. Julio replaced her and he is excellent. He recommended electric grills to us and showed us other units when our lease was up with total patience. We decided to renew and keep our unit. A couple of other nice touches are they manage your package deliveries and you can pick them up in the office any time. They have monthly parties and gatherings. They even have a gift wrapping station and provide paper and supplies. The gym has been remodeled and has plenty of equipment. Landscaping is the best I have seen and I have lived in at least 5 other complexes. It is on a busy street and by an airport. The increase in other college housing lately behind the complex has significantly reduced students living here but some reviews say it's louder behind the complex. We live over the street and sleep with white noise machines anyway. There are very few parties that I've experienced but we live in an end unit. Again, the proximity to 17/880, 280, 680, and 101 is impossible to beat....we looked because my husband commutes. An added location bonus is being able to walk to SCU's beautiful campus and the Saturday farmers market. I would say it is about $100-200 more per month than other apartments nearby. But they don't have full size washer and dryer, underground parking, a movie theater, gym and recreation room Domicilio has. Also, these were built in 2005-2006. Newer apartment complexes have smaller units by 100-200 square feet so we understand the distinction between price and total value. If there is a question or issue we talk to Maggie or Julio. They always resolve it and offer insight. For maintenance Juan and Shawn are top notch. Sean installed a new dishwasher and refrigerator for us within 24 hours of an issue. And he takes his shoes off or wears booties! Great people work here.

They offered a competitive rate, nice interior apartment quality, a decent workout facility, and a central location. The community is rather quiet but sound travels pretty easily between apartments, especially between levels. Beyond any complaints that I may have, they have an exceptional front desk staff that is always welcoming and extremely helpful. In late October they completed a transition into new ownership with new upper management as well. At first, there seemed to be little change to the overall feeling of community other than a few new, friendly faces in the office. My first uneasy feeling came with a delivery issue of an ordered package (~$100 value). Unbeknownst to me, delivery services are allowed into the gated community to deliver packages directly to your door. If you are not home, they will leave the package unattended in the hallway instead of delivering it to the front office. Unfortunately I was out of town and the package was stolen. Domicilio offered their apologies. Over the next couple months I noticed that upkeep began to slip a little. This was not a huge issue but noticeable. This was most apparent in the elevator downtime. Several of the elevators where down almost monthly for days on end. This would not be a huge issue if staircases that lead to the basement parking area were more accessible. Still greatly enjoying the community, I would often recommend Domicilio to several friends and coworkers. During an abroad business trip, I was excited to learn that one of my friends had signed a lease and would be moved in by the time I'd return home. Once I had returned (within ~3 weeks), I noticed the flyer for $500 rent compensation as part of their referral program. Unfortunately this was not advertised to new tenants and my friend did not know to include me as a referral. I discussed this with management, explaining they had just moved in and I had been away on business. Again, Domicilio offered their apologies. It's now time to sign a new lease. Anticipating a 6-8% increase, possibly a 10% given the new ownership and current market, I was ready to sign an extension despite their apologetic resolutions. The renewal offer came in at a 15% increase. This is more than twice the average increase for the greater Santa Clara and San Jose area. This is the best example of the new ownership and what you can expect. Negotiations were as expected, apologetic. From what started as a competitively priced, community centered apartment complex, they now appear to be financially stringent and business focused. This makes for an uncomfortable place to call home.

Front office staff: 3/5 Nothing outstandingly good or bad. They do their job up to par so no complaints Facility 4/5: Sometimes an elevator goes down or there's some kind of electrical problem with a gate or something and can take a while to fix (not management's fault). It gets annoying when your closest elevator goes down because there are no nearby stairs to go down to the garage. The gym is pretty great when it comes to apartment complex gyms and we used it a bunch Units 4/5: Sort of depends on location, but the interiors are nice and big. The living rooms are huge. Unfortunately, our bedroom for the 2BR we were in didn't get any sunlight, but again, that's a location issue. Maintenance 5/5: The maintenance guy is awesome. He response time is lightning fast and works super hard to find solutions to your problems asap. I really appreciated the guy's work ethic, so hats off to the maintenance man. Management owes him a raise, because that's the type of employee you want to keep for a good long while. Tenants 3/5: Welcome to apartment life. When we moved in, it seemed like it was mostly young professionals and a few families. Recently, it seems like we're getting more and more college students, so there is an abundance of bros roaming around.

Love the amenities at the complex, but not enough guest parking. We used to have a lot more, but they converted a lot into paid parking.

One of the best communities I have lived in so far. Great staff, responsive and very friendly. Apartment related issues are resolved within a day or too. I would recommend this community to anyone looking for an upscale lifestyle.
