Santee Villas Apartments
Inept, incapable and deceiving management. A bunch of snakes. The place has potential, but management at these apartments can't do anything or deal with anything. Loud apartment, lots of barking dogs, homeless going through trash, Dirty, laundry facility is broken at most inconvenient times ( weekends) pool is dirty, no parking (high rates, and not a parking space for you). Smoke from neighbors sips into adjacent units and reeks, lots of reefers, and smells like skunks, deceiving management team ( except the new lady, but she's too new to help) . Stay away!!! I warned ya!

Horrible experience here through and through. Property managers are harassing, incompetent and extremely unprofessional. Would advise no body rent here period. Erika Slaughter is the most unprofessional representative I have ever dealt with in any capacity, both personal and professional. She harassed us and tried to steal our deposit, when we went above and beyond the requirements to get it back. FPI management had to step in and fix the issues we had here. They are a fantastic rental company. Should you decide to rent here, it is my strong suggestion the only person you deal with here is Danielle Collins.

We just turn in our 30 days notice on Saturday. We living here for over two years in Forest Park. The reasons we are living our personal and nothing to do with the complex at all. We had hoped to stay longer but we must move to Chula Vista. I mostly try to communicate with Danielle directly with all my requests but when I move in I had the pleasure of dealing with a great group. Now every time, I come into the office they have different people. They are either new and still learn the way of the land but still nice. They do their best to be helpful. Overall I like the change in the community. One of them is the upgrades in the Laundry room and another brings the community together with events like movie night. Love it!

The only issue I had was that of the two doggie station in our building (1306) we only have one trash bin. This is an inconvenience. Overall the community keeps changing and I am sure the trash bin will be placed. My cousin and I have enjoyed our time here and are sad to leave. I would highly recommend you check out this property if you are planning on moving.

Just turned in our keys after 3 years living at Forest Park. 2.5 stars, I'll start with the good:

-Grounds are well kept, landscaping does a good job making the place look clean(1210 building) -Laundry takes card, upgraded grills since last year -Location, SO CLOSE to the freeways, La Mesa/Santee only a stone's throw away The bad: -Management has turned since we moved in. Staff have an INCREDIBLY high turn rate. Whenever I walk into the leasing office, it's always a new face. Many of these temps they bring in have no clue of what they're talking about or what they're doing. No one ever answers the phone, ever. If you have a general question or concern, you must go to the office. Sometimes during open hours no one will be there. The last time I tried to talk to someone they left a sign that said "be back at 3:30", I waited 5 minutes after 3:30, and peeked through the window, the employee was sitting there the entire time, so I knocked on the door. -Service request: whenever we used the online system to submit a request, it never gets looked at. You must physically go to the office to submit your request. Make sure you go in in the morning if you want the job completed on the same day. Once I put in a service request at 11am for a garbage disposal problem. I went back in the afternoon (see above), since the problem still wasn't fixed. The employee said "well they have a 4 hour window". It had been 4 hours, so she said she would speak to the service manager. I happily waited in the lounge until she could tell me exactly when my request would be handled. I sat and waited for 10 minutes and after that it only took 20 minutes to send someone up there. A tenant shouldn't spend half the energy/time that I had to in order to get a job done. -Neighbors: sometimes you'll get lucky and live next to courteous people. We've had the pleasure of having a couple nice neighbors. On that note, we've had some pretty awful ones too. The walls are paper thin, so we can hear every sneeze/squabble that goes on either side. Some of our neighbors included couples that would have loud fights all the time. Not too long ago there were some guys two doors away that started drinking at 1pm. East county is the cheapest place to rent in SD, so it's no surprise that this complex attracts cheap people too. Not to mention, you can find people digging through the garbage for bottles in the parking lot. We've also seen homeless people and teenagers smoking pot in the carports. -Noise: we lived in the 1210 building and heard the trolley every day. A couple times a week you can hear the freight train rolling through around 2-3am, it's LOUD. The conductor has no problems ringing the bells/honking the horn. Although it's something thay management is unable to control, don't be fooled by the "double paned window" schmuck. Unless you are fortunate to get a unit at the end of Petree, you WILL hear the trolley/train. Regarding moving out, we have met folks and read reviews of management coming up with some bs to hold the security deposit. This includes a woman that hired a cleaning service to wipe their entire unit, and management still dinged them on a couple small items in order to keep the deposit. So we didn't even bother cleaning before we left since we speculated they'd keep our deposit anyways. Lastly, contact Danielle directly with all of your needs. She's been the only consistent employee at management. Forest Park is a decent place to live if you like the convenience of the area. Just be extra cautious and aware when you have a concern with management. You'll have to do a lot of the follow up yourself.

Overall I have had good luck with my neighbors and the placement of the apartment. lots of room to roam for my dogs and close to everything. if you need anything done maintainace wise ask for MANNY. he is the best there is. he will talk you thru the problem and make sure your satisfied before he leaves. Not too fast like the others who just come in and out. I love my upgrades and have been here going on 2 yrs. FYI: Danielle is one of the best managers I have since renting in San Diego.

Great location on Fletcher Hills. Minutes away from Parkway Plaza and next door to Parkway Bowl! Amaya Greenline Trolley Station is just a few blocks downhill as well! Clean and friendly community with very helpful and courteous office and maintenance staff!

Upgrades for the better I can really see a change. Really liking the new washing machines and we don't have to keep up with a wash card, you can use credit or debit card!!! And the doors are locked from the outside, so no outsiders are coming in using our laundry.

Really like the interaction that the staff has with the residents, make you feel more comfortable and I feel like I can trust them. Military friendly and VERY understanding!! When I had a problem with my pay, I immediately let them know, they gave me a few more days, even though I went over and got charged a late fee, it could've been worse.

I have lived at Forest Park Apartments for about 2 and half years and love it! It really feels like home. The most recent new management company has spent a lot of money performing renovations (landscaping and great pool gazebo furniture), as well as a laundry room remodel and fresh features to the units themselves. The Management staff, specifically Danielle and Susan, have always been very accommodating and responsive and the maintenance staff is respectful and flexible. My only wishlist item would to have them install dishwashers in the units, but I know they have limited space to do so. They've also been recently adding in fun social events like Taco Tuesday and an Easter Party, which are great features since I have kids who love those type of things. I would definitely recommend living here!

My husband & I lived here for almost 2 years & we loved it. The neighborhood was quiet, the grounds were well kept & the neighbors were friendly. We lived on a tree lined street (Petree) & had plenty of street parking ( we also had the option of parking in the lot). The pool area & laundry room were alway clean.

Our 2 bedroom apartment was spacious & clean. We enjoyed the open floor plan, the patio & lots of natural light. The office was usually pretty fast at responding to any service requests as well. We had a great experience & the only reason we moved was to be closer to work.

I have lived in apartments since I was born, 30 of my 35 years in East County, most in El Cajon. I have never in my life seen rent increases like Forest Park does them. We just got new owners and nothing has changed. Our rent started at $1,220 2 years ago for what is an average sized apartment. The next year we got notice that if we wanted to renew it would now be $1,260 per month ($480 annual increase). We just got notice for our lease that ends in a few months and our rent is going up another $75 per month. No explanation, it's simply $75 more per month.

I have seen some notices that new and exciting things are going on, yet none of those things happen in our already occupied units. When we moved in it was estimated we would get new carpet in a few months. Has never happened. Now we are going to pay $900 more per year based on no logical upgrade to our apartment or services??? The worst part is the notices we get seem to make us believe that this is supposed to be normal to our property management and owners. Yeah $75 bucks more what they hey? Our apartments were painted last year this is correct, the outside of them. We happen to live on a wall facing the street and I can tell you that nothing structurally was improved, they were literally just slapped with a new coat of paint and wood shingles. We are now currently looking for a new home and we thought, okay after a $40 per month increase last year they won't be able to justify another increase this year for no reason whatsoever, but they amazed us and almost doubled last year's increase. On top of all of this the utility system is absurd. The complex uses the RUBS system in which we are just all pooled together and then pay sewage, trash water, gas based on our square footage. Cutting back on things like water use have no effect whatsoever and provide no motivation for residents to conserve because you can only control your use. This past summer in July we tried to be "good water citizens" because we were in a deep drought. We saw absolutely no impact on our bill. We also get billed to be billed. We literally get a charge on our utilities to be billed. We've never paid trash, water, sewage as a separate utility anywhere we have ever lived before this complex, nor did we have to pay for a parking permit for the complex we were paying to live in.

Wow, what a change from a few years ago. These guys have really upped their game. Newly remodeled units, clean and fresh appearance on the grounds, great swimming pools, and the staff are on the ball. What ever you need Breanna, Danielle, and Sue are happy to help, quick and with great attitudes. Oh did I mention one of the best Happy Hour Mexican restaurants less than a half mile away. My car knows it's own way home.

Improved! The new management company has stepped up with the upgrades. We've had new washer/dryers, grill, pool furniture, my apartment has new floors. I've lived here for 4.5 years and this new management company and its staff has been the easiest to deal with. Maintenance orders are completed day of or the very next day. Brianna, Sue and the manager Danielle are pleasant and actually follow up with you. This is a great place to live, take into account that this is Fletcher Hills area, I think this is the nicest area of El Cajon.

Lived here for 2 years. Management changed a while ago and it was for the best. None of my recent maintenance issues have had a band aid put on them and they've been handled amazingly. New laundry machines are cool! You can see when your laundry is really done. Tina and all the other staff are very helpful. Keep up the good work!

The people here are great, especially Breanne. She is definitely one of my favorite people not only did she help me find a home she helped with furniture as well. This woman has THE BEST customer service I have ever seen if you need help with anything she does everything in her power to help and she is so sweet when you go here if you need anything ask for Breanne.
