Cost Analysis on Central's Building Program

Attached herewith are cost analyses covering the following three categories: A) B) C)

Old Building Rebuilt New Building and Demolition Modular Structure and Demolition

Old Building Rebuilt The original estimate of $799,500 was based on costs as of 1969. Since that time construction costs have gone up 29% as of December 21, 1972.



There have also been two major fires that will have an effect on the total cost. The cost of $1,419,000 includes structural rehabilitation with very minimal modernization; replacing fire damage sections of the buildings; moving in of six portable classrooms to house the library, shops, science rooms and classroom; moving out all portables from the site after completion of construction plus demolition of the two Anza buildings. Time line - 24 months after receiving educational specifications. New Building and Demolition Basis of this estimate was arrived at by utilizing the average square foot cost of the three lowest bidders on the University Heights Middle School. That job was bid June 17, 1971. Since that date construction costs have risen 15%. The total construction area at University was 53,775 square feet. The suggested area of 40,440 at Central includes the exact area of University less their multi-purpose room, shower/locker rooms, music rooms and stage. This plan incorporates the moving in of six portables to house the students presently occupying the 1929 building and moving out fourteen portables after completion of construction, thus leaving six portables on the site plus demolition of two Anza buildings.

Modular Structure and Demolition Basis of this estimate was the result of conversations with Mr. W. J. Dickie, Vice President of Huwine Corporation and Mr. Roy Whitehead. Program includes six modular structures (kitchen, shop, I.M.C., science, three double classrooms); retaining both Anza buildings; moving in six portable classrooms during demolition of the 1929 building; relocating eleven portable classrooms and toilet portable after demolition; moving nine portables off campus; building lunch shelter, locker shelter and connecting covered walk (plot plan attached). There is residential potential in this area but I see no way of predicting the timetable for activity. Some ligh~ moy be chad on the value of this land for school usa in the foreseeable future by those present when the study was made prior to its purchase. T'ne closeness of Chemawa and the transition to a 7-8 middle school may lessen the value of this site.
