First Donald Trump shall come and inagurate Trump. After that they shall pump the prices up by Rs 50 lakhs... Then once lodha gets your initial booking amount, they shall begin to hump you and make you wait and jump for the delivery of a sub-standard flat by paying loans for the rest of your life... Its only then you'll realize you are in the dump.. Its time to sell our souls and lives to the builders.... Invest NOW before prices go up Rs 50 lakh!!!! American businessman Donald Trump is well known for his love of skyscrapers. And now, the man behind New York's gleaming Trump Towers is planning to build another, even bigger one in Mumbai. The Trump Tower Mumbai is to be developed in collaboration with theLodha Group, one of India's foremost luxury real estate developers and will feature 'uberluxe' three and four bedroom residences with interiors designed by HBA Singapore. Towering more than 75 storeys over the west coast Indian city, the mixed-use, primarily residential building will have 'gleaming golden edifice and curtain-wall golden facade' according to The Trump Organization, and will set a 'new standard for branded residences, exclusive uber-luxe services'. American real estate mogul Donald Trump is planning "substantial investments" in the Indian property and hotel sectors, betting on Prime Minister Narendra Modi's efforts to revive the economic growth and boost infrastructure
"I do see India as a great place to invest, and I think the election made that even better," said Mr Trump, who was in India to launch Trump Tower in Mumbai, his first project in the country's financial capital, in collaboration with India's Lodha Group. Mr Trump has entered into a licensing pact with Lodha for Trump Tower in Mumbai, a luxury residential tower that will offer its residents indoor jacuzzi tubs and worldclass concierge services. He is yet to make an equity investment in the country. "People are coming into India now that maybe would not have prior to the election," Mr Trump said. "We will make investments in India, substantial investments in India. It's a great place to invest." "I don't know that I would have made that statement three, four, five years ago. It was different." High inflation and interest rates have deterred home buyers in the past couple of years in Asia's third-largest economy, slowing home sales and lowering profits for the country's developers. Home sales across big Indian cities rose by 5 percent in the June quarter from a year ago, compared with an 11 percent rise in the same quarter two years ago, according to local property research firm Liases Foras. In a move to boost foreign investment in the sector, India this month paved the way for the market listing of real estate investment trusts, which will help debt-laden developers access cheaper sources of funding. Mr Trump, whose property portfolio includes projects in South Korea, Turkey and Dubai, in addition to hotels and skyscrapers in the United States, said his Trump Organisation was also in talks to invest in the hotel sector in India. The billionaire entrepreneur and television personality did not give details of his investment plans in India. He has another project under development in Pune, which is also a licensing pact. Awesome news!!! Time to take massive loans and invest in this project!!! We need to sell our future to Lodha as he and Trump are such honest people! The flats shall sell for 2x within another 3 years! Seriously..... If the flats are really selling so very fast, why are they publicising the project so much??? The truth obviously lies elsewhere. Mr. Trump often licenses his name to other developers in return for a fee or a cut of the sales. Other developers hope to use his name to sell the project . 'He has another project under development in Pune, which is also a licensing pact.' says the last line of the NDTVprofit article posted above . Looks like Lodha is once again targeting the NRI ,but this time with Mr. Trump's name. Comment

Why you should not listen to Donald Trump: His views of Mumbai realty need a reality check - Firstbiz American real estate tycoon and celebrity Donald Trump may be bullish on India, but his views need to be taken with bags of salt. He has promised to channel billions into India's luxury residential and hospitality spaces, including the Trump Tower in Mumbai, which is his second project here, but so far not a rupee of this is visible. One of the highest paid TV personalities who collects a cool $3 million for every episode of his reality show 'The Apprentice", Trump is a master at marketing himself. That's it. Trump is known to have made pots of money in real estate, but many of his companies have also filed for multiple bankruptcies since the 1990s. In fact, Trump’s financial problems were time and again the highlight of tabloids back then. In 1991, one of Trump's major trophy assets, the The Taj Mahal , re-emerged from bankruptcy only with Trump ceding 50 percent ownership to the original bondholders in exchange for lowered interest rates on the debt and more time to pay it off! The only way Trump has managed to survive bankruptcy himself in all these years is by not getting personally involved in financing stuff. And in India too he has a similar plan. Get this: Trump has entered into a licensing pact with Mumbai's largest builder Lodha for the Trump Tower in Mumbai, a luxury residential property in Lower Parel that will offer its residents exclusive services such as indoor jacuzzi tubs, worldclass concierge services, a 24-hour resident manager, built-in TVs, seven-level security and other such lifestyle privileges. He has another project under development in Pune, which is also a licensing pact. Under the licensing agreement, the Lodhas will pay Trump a fee running into several crores of rupees for the license to use his brand name for the project. In 2010, Trump had entered into a similar pact with Mumbai-based Rohan Lifescape for a 65-storey building at Chowpatty, which was later terminated. Globally too Trump's real estate success has largely been licensing the Trump name to developers around the world for a fee. In the last couple of years he has licensed the name to resorts and residential properties in the Philippines, Turkey and Brazil, among other countries. In other words, he is yet to make an equity investment in the country. Financial Times quotes Trump as saying "I like coming into markets where it is good for an investor to buy (property) and do something special. Prices in Mumbai, in my opinion, are unbelievably low." Either he does not know, or he is pretending not to know, that Mumbai's property is high cost because of artificial restrictions on land supplies by politicians and businessmen. Prices in Mumbai are artificially propped up to cater to the interests of "investors" who speculate in under-construction property. And as for low prices, that's a laugh. Mumbai is actually the sixteenth most expensive place in the world to own prime residential property with price tag of around Rs 57,000 per sq ft, shows data from real estate consultancy firm Knight Frank. In fact the prices are so inflated and overstretched in the financial capital that sales have dropped despite the change in government at the centre. Only flats that cost less than Rs 50 lakh are selling. Mumbai has an unsold inventory of 168 million sq ft, which means ready apartments alone will take 45 months to sell, a large time lag considering it should not take more than eight months to a year to sell ready inventory. Moreover, the average prices have gone up in Greater Mumbai and Mumbai metropolitan region. In Greater Mumbai, the average price of a 2BHK flat is around Rs 2.30 crore against Rs 2.14 crore last year, shows data provided by Liases Foras, another real estate consultancy firm. The Trump Project, on the other hand, prices flats between Rs 9-18 crore. Although the first show apartment is not yet ready and the building is only touted to be ready by 2018, Trump claims 100 units have already been sold. Another marketing gimmick perhaps to lure the super rich? Lodha, Trump's real estate partner for the project, is known for its aggressive marketing and sales strategy. Last year it tried to lure investors by exploiting the phrase ‘first-come-first-served’ , and claimed that that it had received tremendous response for its Worli (south Mumbai) property called 'The Blue Moon." The company claimed Blue Moon was in Upper Worli (actually just five minutes away from the Elphinstone Rd Railway Station) and had garnered over 1,300 applications worth Rs 6,000 crore from prospective buyers. But given that Lodha is not a listed player, there is no way of verifying these numbers. However, some experts, speaking on condition of anonymity, suggested that some of the buyers may really be real estate brokers or agents who may have booked the flats in the hope of flipping them over for a profit later. And while, Trump promised to make 'substantial investments' in India over the next three-four years, he did not give any details of this investment plan. Comment

Lodha seems to be claiming in the lots of 50 . When they sell one flat they may be claiming it as 50 sold and when the second flat is sold then they claim 100 sold and hope other suckers will fall prey for buying one of these flats so that they can claim 150 sold . Comment

Donald Trump is building his second building in India, the Trump Tower Mumbai. It will be designed by Singapore firmWOHA, and will feature a golden shimmering facade. The Trump Organization will develop the building alongside the Indian Lodha Group, who are also responsible for India's tallest residential building, currently under construction.
The new residential monolith will be 75 stories of 3 and 4-bedroom luxury condos. Residents will relish such amenities as access to private jets, white-glove service, as well as 24-hour spa and gym facilities. Indeed, Donald wants to make the most luxurious building that the city has ever seen — personal jacuzzis are just the beginning.
Since nearly everything is named after the man himself — Trump International Golf Links and Hotel Ireland, Trump Ocean Club, Trump World — it's only fair to think that a little piece of the Donald goes into each building. It would be more fun if it were named The Donald Soho and The Donald Parc Stamford, but either way, there are certainly traces of his personal bravura in each of these sites. Today, we explore the most striking Trump-owned buildings via the lens of their distinctive "haircuts" that crown the properties' upper stories:
The Trump Taj Mahal is a hotel and in Atlantic City. Visitors can locate the name "Trump" at least seven times along the building's perimeter.
This tower mimics a giant swooping haircut, but the little mohawk at the top really gives this guy his character. The peg leg is a nice touch, offering a counterpoint to the party on top.

This mixed-use tower has a slight lean on each half, and a little black haircut that matches the base, where an enormous retail mall is located.
